What are some ideas for investing if one has around K in cash today. Moderate risk tolerance - don’t want to loose it all. Time horizon of 3-5 years.

Rental income properties?
Tax liens?
Buying a franchise?
Local mom & pop business?
Stocks? Bonds?

Further clarification: I was hoping for ideas that don’t have anything to do with banks, brokerages houses etc.. Maybe more of business or trade or hands-on value addition and not necessarily hands-off investment.

if i buy a tax lien, what are the next steps in order for me to own the property, and how long does it take?

i would like to buy some tax liens not as an investment on the actual lien, rather to take ownership of the home do some renovations and sell it, or keep it as a rental unit? does anybody know what the procedure is? please be as specific as possible.
as well how long does it take until all the legal work is done?

Buying a home with parents-in-law as investors: - How to structure the purchase to protect all involved?

My wife and I are buying a house. My parents in law want to invest in this house too, so are putting 0k into it (cash). We will get the balance via a mortgage and will live in the house paying all living expenses. Parents in law are doing this purely as an investment, meaning that when we sell in a few years they want to extract their profit relative to how much of the property they own.

We want to make sure we can take advantage of mortgage interest tax deductions, homestead exemption etc. They want to make sure they don’t have to pay tax on any profit they make.

How do we do this? Do they ‘gift’ us the money, then after we close do a Quitclaim deed? if we do that, when we sell the house can we split the proceeds any way we want?

Or do we do this as an ‘on-demand’ loan from them?
Or do we do this as a joint investment and close together?

It seems more complicated than it needs to be.

Purchase tax deed in fort bend county, TX. Due to HOA dues.?

I bought a house in a tax deed sale in fort bend county, TX
I got the deed paper in my name from the constable office and recorded to the county Clarkk office.
It was in constable sale due to home owner’s association dues on it. After month later I saw the property on the foreclosure sale in the county. I try to contact the bank and they will not talk to me because the loan was on the previous owner.
I need to know what willhappenn to my investment? will I lose my investment? or what should I do next?
Can bank foreclose the house without my knowledgee?
Please help.
